For investors

Property opportunities with value built in.

Whether you are looking for a property opportunity to acquire directly, or exploring how Nelmont approaches its own property projects, our proposition is the same: carefully selected property, clear commercial logic, disciplined execution and a credible route to return.

Two ways to work with us

We bring the same investment discipline to every deal.

Sometimes we source and package an opportunity for an investor to acquire directly. In other cases Nelmont acquires property itself, using an appropriate funding structure for the purchase, improvement, resale or longer-term ownership of the asset.

The route may be different, but our standard is not. We look for the same thing in every opportunity: a strong entry point, a clear value-add strategy, evidence behind the numbers and enough potential return to justify the capital, work and risk involved.

Deal introductions

We source and package property opportunities for investors who want to acquire in their own name or investment vehicle. We do the initial work to identify the opportunity, test the commercial rationale and present the deal clearly enough for you to make your own informed decision.

Nelmont-led projects

Nelmont also acquires property for value-add strategies including refurbishment and resale, buy-to-let and properties we intend to improve and retain for income. Where external capital forms part of a project, the structure and terms are considered separately for that specific opportunity.

One investment standard

Whichever route is involved, we focus on the quality of the underlying property and the integrity of the deal. We do not start with a target return and make the numbers fit. The opportunity has to stand up on its own evidence, assumptions and execution plan.

Our investment approach

Return starts with buying well.

Good property investment is not created by a spreadsheet. It starts with acquiring the right property at the right price, understanding where value can genuinely be created and being realistic about cost, time, risk and exit.

Our objective is to find opportunities where the commercial rationale is visible before the work begins, then protect that value through disciplined delivery.

Depending on the opportunity, our analysis may include

  • Purchase price and comparable evidence
  • Refurbishment and improvement requirements
  • Indicative works and project costs
  • Potential resale value
  • Rental income and yield potential
  • Finance, holding and transaction assumptions
  • Investment strategy and exit options
  • Key risks, sensitivities and downside considerations

Deal integrity

Quality over volume.

We are not interested in making every available property look like an investment. If the purchase price, evidence, margin or strategy does not stand up, it is not the right opportunity for us to introduce or pursue.

Whether we introduce the deal or Nelmont pursues it directly, the property still has to earn the right to be called an investment.

Investor onboarding

What we need from you.

Good deals depend on good relationships. Before we introduce an opportunity or formalise a capital relationship, we need to understand who we are working with, what you are looking for and that you are in a position to proceed.

These checks protect our investors, vendors and the integrity of every deal we become involved in.

As part of our onboarding, we may ask for

  • Identity and address verification, as part of our customer due diligence and anti-money laundering obligations.
  • Proof of funds or funding position, so we understand that an opportunity is appropriate and genuinely executable.
  • Source of funds or source of wealth information, where required by our risk assessment and due diligence.
  • Your investment criteria, including budget, locations, preferred strategies, target returns and timescales.
  • Company and beneficial ownership information, where you are investing or acquiring through a company or other entity.

If the opportunity is right, we want both sides to be ready to act.

What we look for

We focus on property where there is a tangible route to creating value rather than relying solely on market growth.

  • Below-comparable purchase opportunities
  • Buy, improve and resell projects
  • Buy-to-let and income-producing property
  • Refurbishment and modernisation potential
  • Improved presentation, layout or use of space
  • Rental optimisation
  • Repositioning opportunities
  • Properties with a credible retain or resale strategy
